Job Description

We’re looking for a Senior Manager, Property Tax to lead corporate real estate tax functions across a diverse portfolio. This role involves evaluating property tax assessments, managing budgets and forecasts, supporting acquisitions and developments, and overseeing tax bill processing. You’ll also guide appeal strategies—whether handled internally or through external advisors.

The ideal candidate will be able to perform the core responsibilities effectively. Reasonable accommodations will be provided if needed to support individuals with disabilities.

Key Responsibilities:

  • Assess the potential for property tax appeals by analyzing valuations using cost, income, and market comparison methods.
  • Conduct in-depth case reviews, gathering relevant data such as sales comps, tax notices, rent rolls, and financials.
  • Lead the appeals process, including strategy decisions, representation before review boards, and settlement discussions.
  • Select and manage external consultants and legal counsel, including fee negotiations.
  • Own the budgeting and forecasting process for property tax expenses.
  • Partner cross-functionally with teams in Asset Management, Finance, Legal, Property Operations, and Accounting to communicate valuation strategies and appeal outcomes.
  • Maintain and enhance property tax databases and records.
  • Research and analyze complex tax issues, identify key risks, and develop strategic recommendations. Handle moderately complex matters independently and collaborate on more intricate cases.

What You’ll Bring:

  • Deep understanding of property tax principles and valuation methodologies.
  • At least five years of experience in commercial property valuation or assessment—retail experience in a major metro area is a plus.
  • Bachelor’s degree in Finance, Real Estate, Business, or a related discipline.
  • Strong grasp of real estate and tax terminology.
  • Proficiency in Microsoft Office, especially Excel, Word, and Outlook.
